Project Overview
Introduction
The Deloitte Summit is a standout 24-storey commercial tower in downtown Vancouver. Featuring a steel frame, concrete core, and a six-level underground parkade, this project demanded complex, high-precision surveying solutions from excavation to final QA.
Project Challenges
Surveying challenges included vertical and horizontal control throughout an active, multi-level construction zone. The design’s use of cantilevered slabs and a penthouse elevator shaft required specialized monitoring and advanced measurement techniques.
Underhill’s Approach
Underhill was first engaged by Westbank in 2018 to provide excavation monitoring every two weeks for 15 months. Once construction reached street level, we were retained by both Westbank and EllisDon to continue delivering core surveying services throughout the build.
Our scope included establishing and maintaining primary control networks, setting vertical benchmarks, and using a zenith laser plummet to carry horizontal control through concrete slab openings. We also performed 3D laser scanning and modeling in key structural areas, monitored slab deflection, and provided layout services for elevator installations and general construction needs.
Notable Outcomes
- Delivered deformation monitoring from excavation through to structural completion
- Developed detailed 3D models of penthouse structural elements and elevator shaft
- Helped maintain construction accuracy through robust horizontal and vertical controls
- Supported a safe, precise build of a landmark Vancouver high-rise
Technical Highlights
- 15-month excavation monitoring campaign
- Volumetric statutory right-of-way plan
- Vertical control benchmarks set on building core
- Horizontal control via zenith laser plummet through slab block-outs
- Measurement of cantilever slab deflection pre- and post-load
- 3D laser scanning and modeling of structural elements
- Vertical control for elevator door jambs
- General construction layout
- Quality assurance checks throughout the project
Project Impact
Underhill’s comprehensive surveying support was critical to the safe and precise construction of the Deloitte Summit tower. From excavation monitoring to 3D structural modeling, our work ensured alignment, stability, and quality throughout all phases of this complex high-rise build. The result is a landmark addition to Vancouver’s skyline, built on a foundation of accuracy and trust.
