Project Overview

Introduction

King Edward Village is a large-scale mixed-use development at Kingsway and Knight in Vancouver. The project includes residential condominiums, commercial retail space, and public amenities. Built by Tri-Power Developments (Aquilini Group), the five-year project aimed to elevate suburban design standards outside Vancouver’s downtown core.

Underhill’s Role in the Project

Underhill was the consulting surveyor throughout the entire development process from 2003 to 2008. Our work covered the full range of legal and construction surveying needs for multi-use urban development.

Survey Services Provided

  • Preliminary and Final Air Space Plans Created to define vertical divisions between mixed-use components.
  • Strata Plans Developed for residential and commercial units in compliance with BC’s Strata Property Act.
  • Construction Surveys Supported contractors with layout and verification of building structures, utilities, and site elements.
  • Rights-of-Way and Easements Defined legal access for utilities, services, and public passageways.
  • Commercial Lease Surveys Delivered lease plans for retail tenants with accurate square footage and demising wall definitions.
  • Parking Plans Mapped and allocated underground and surface parking in accordance with municipal requirements.

Project Impact

King Edward Village helped reshape mid-rise, mixed-use development expectations outside of Vancouver’s downtown core. Underhill’s precision surveying ensured smooth municipal approvals, clear legal boundaries, and efficient construction timelines.
